What this job involves:As an Operating Engineer at JLL, you’ll be responsible for supporting the Lead Engineer in delivering exceptional building operations and maintenance services. This role covers a broad range of responsibilities including tenant services, preventive maintenance, equipment monitoring, HVAC operations, and general facility upkeep. You’ll ensure tenant comfort, building safety, and operational efficiency by addressing service requests, maintaining systems, and ensuring compliance with all building operational standards.What your day-to-day will look like:Perform tenant service requests, including temperature adjustments, lighting repairs, breaker resets, furniture moves, deliveries, and light carpentry or repairs.Operate and maintain mechanical equipment, such as chillers, pumps, cooling towers, fire alarm systems, and energy management systems.Conduct inspections for tamper valves, elevators, asbestos, generators, and other life safety equipment.Complete preventive maintenance tasks and advise the Lead Engineer on any equipment issues or parts shortages.Monitor equipment by recording readings, checking system performance, and noting operational changes in logbooks.Maintain cleanliness and order in mechanical rooms, workshops, and other facility spaces.Perform general maintenance duties including painting, ceiling tile replacement, restroom repairs, and snow removal when applicable.Troubleshoot and operate direct digital control (DDC) and pneumatic HVAC systems to maintain optimal tenant comfort.Assist contractors during equipment overhauls, inspections, and repairs.Required Qualifications:High school diploma or GED.2–5 years of hands-on experience in building operations, maintenance, or engineering.Knowledge of HVAC, mechanical, electrical, plumbing, and life safety systems.Ability to troubleshoot and repair pneumatic and direct digital control HVAC systems.Strong communication and customer service skills.Ability to read and interpret technical manuals, diagrams, and schematics.Proficiency with basic computer applications, including Microsoft Office Suite.Preferred Qualifications:Trade school certification in mechanical, electrical, or HVAC systems.Universal Technician certification for CFCs.Experience operating energy management systems (EMS) and fire alarm systems.Knowledge of OSHA safety regulations and building code requirements.Experience coordinating and monitoring vendor or contractor work.Strong organizational skills and the ability to manage multiple priorities.Location:OnsiteInclusion Statement:At JLL, we are collectively shaping a brighter way for our clients, ourselves, and our fellow employees.
