We’re looking forward to getting to know you!The Superintendent is responsible for full-cycle oversight of property rehab and turnover efforts including project scoping, project budgeting, budget compliance, change order management, project coordination, and project quality control. The Superintendent is responsible for managing third-party contractors as well as internal Maintenance Technicians to ensure timely and on-budget project delivery. Superintendents also interface with residents when performing pre move-out visits (PMOV), move-out inspections (MOI) and new resident orientations (RO) for each project.Essential Job Duties and ResponsibilitiesConduct Move Out Inspections (MOI) to include a thorough inspection of the property and creation of a comprehensive scope of work to ensure that each property is transitioned (or returned) to a lease-ready condition as quickly and cost-effectively as possible in accordance with the company’s fit and finish standardsUnderstand and apply project management principles for multiple property/projects that run concurrently; Execute on rehab and turn scopes by managing general contractors/vendors to ensure quality, on-time and on-budget projectsCommunicate project completion times and project status updates Observe and ensure job site safety during project management visitsDocument and submit change orders, ensuring necessity of scope, cost effectiveness, and proper completion of approved workDocument the entire rehab and turn process with “before” and “after” photosComplete the quality control review and punch list process for all home rehab and turn projectsInstall Smart Home components (hub, door lock, thermostat, etc.) in vacant homes and perform minor repairs as needed or assigned (minor adjustments to doors and hardware, installation of minor part, etc.)Work in conjunction with Regional management and leadership to assist with vendor managementNegotiate with vendors and GCs for price, scope and timelines for repairs/replacements based on company standardsBased on Company’s direction and guidance, identify costs that should be charged to the resident at move-outPerform Pre Move-Out Visits (PMOV) with residents to advise and educate residents about the expectations of home condition at move-outConduct Resident Orientations (RO) for new residents to introduce them to their new home, set resident responsibility expectations, teach them how their mechanical systems work, document the condition of the home at move-in and educate them regarding the Invitation Homes ProCare programPerform other duties as assignedEducation and/or ExperienceHigh school diploma or equivalent requiredMinimum two years of project management experience; managing concurrent projects, budgets, timelines, and qualify of workResidential remodeling, construction and maintenance experience preferredSkills/Specialized KnowledgeStrong organizational and time-management skills; ability to set, manage and consistently meet goals and deadlinesProfessional verbal and written communication skills; ability to effectively communicate with a diverse workforceAbility to negotiate pricing for construction/maintenance work utilizing a time and material pricing structureComfortable navigating technology using a tablet (e.g. iPad) and general business applications (e.g. Outlook, Salesforce, etc.)Excellent customer service and interpersonal skills; ability to build effective professional relationships and influence outcomesAbility to create and manage a budget for concurrent projectsKnowledge of local building codes, municipal by-laws, inspection, estimating and project managementGeneral knowledge of residential construction including plumbing, electrical, mechanical and HVACMust be proactive, self-directed, highly motivated and able to multi-taskAbility to work in a fast- paced, ever changing environment; must be adaptable and flexibleExperience managing contractors to execute workAbility to safely drive an automobileRequired Licenses or CertificationsCurrent driver’s license and automobile insuranceOther RequirementsMust maintain professional appearance.Must provide basic hand and power toolsAbility to be at work on a regular and consistent basisAbility to work weekends and non-traditional holidays if neededExtensive travel within assigned portfolio requiredPhysical and Mental DemandsStanding, walking, and/or sitting for extended periods of timeFrequent climbing, reaching, and use of fingersModerate stooping, kneeling, crawling, pushing, pulling, lifting, talking, and hearingSustains substantially recurring movement to fingers, hands, wrists, legs, and feetAbility to lift and/or move an excess of 50 pounds or moreAbility to use standard maintenance equipmentAbility to operate assigned equipment and vehiclesAbility to verbally communicate to exchange informationWork EnvironmentIndoor and outdoor field environmentExposure to atmospheric conditionsTravel from site to siteWork and/or walk on various types of surfacesSalary RangeThe salary range for this position is: $53,175.00 - $92,170.00, plus individuals may be eligible for an annual discretionary bonus.
