Location: Franklin, MA 02038
Schedule: On-site, Monday-Friday 10:00 PM to 6:30 AM w/rotating on-call schedule for afterhours emergencies
Reporting to: Engineering Manager
Estimated Compensation: $34.57 - $50.10 an hour paid bi-weekly, the range listed is an estimate and not guaranteed. A job offer will vary based on applicant’s education, experience, skills, abilities, geographic location, internal equity and alignment with market data
What your day-to-day will look like:
- Under the Chief Engineer’s direction, supervises and directs contractors and monitors performance of their assigned responsibilities.
- Performs and/or directs the performance of all maintenance service requests, ensuring that work performed in these areas is accomplished efficiently with a minimum amount of disruption and inconvenience.
- Maintain a safe, comfortable campus environment by operating, controlling, and performing preventive/predictive maintenance on the HVAC, Electrical, Mechanical, Plumbing, and Life Safety building systems
- Supports preparation of monthly/quarterly operations and mechanical reports, prepares technical evaluations/deficiencies reports on existing mechanical systems and components.
- Respond effectively to all emergencies.
- Make recommendations for systems improvement through immediate supervisor or management.
- Must be able to communicate effectively to the client and building occupants/tenants
- Completes special tasks that include but are not limited to; painting, lighting, electrical, plumbing, HVAC, locksmith work, tenant services requests, and general maintenance as assigned.
- Perform assigned facility inspections and due diligence efforts, reporting on as found conditions impacting satisfactory client occupancy and operations.
- Comply with all safety procedures, maintaining good housekeeping and safety of work areas. Recognize danger and safety hazards and propose methods to eliminate them.
- Complies with all policies for the safe storage, usage, and disposal of hazardous materials.
- Participate in ongoing technical, safety, and operational process training programs
- Documents work performance and materials procurement as directed, using work order system
- Assist the Chief Engineer in the formulation and implementation of the preventive maintenance program.
- Scheduling of preventive maintenance with minimum disruption of building services
- Assist the Chief Engineer in training and supervision aimed at expanding the capabilities of the engineering team.
- Giving “hands on” instruction in basic maintenance and trouble-shooting procedures
- Recommended enrollment in relevant inside or outside courses as is permissible within the guidelines of the operating budget
- Developing sources for stock materials such as water treatment chemicals, HVAC supplies, lighting, ceiling tiles, paint, electrical, and plumbing supplies
- Assist the Chief Engineer relative to monitoring the quality and pricing of maintenance work performed by outside contractors.
- Understand the engineering design and operational aspects of each building system.
- Devising technical enhancements which will improve some aspect of building operation
- Identifying equipment, which may require replacement or reconditioning resulting in the need for owner’s capital.
- Support and mentor junior engineering staff and technicians.
- Partner with other engineering leads, project managers, and facility stakeholders to ensure alignment on HVAC/R priorities.
- Represent electrical operations in cross-functional and safety-related meetings and programs.
Physical Work Requirements & Conditions
- Lifting up to 80 lbs.
- Working from heights.
- Frequently climbing, bending, lifting, kneeling, stooping, and working/extending overhead.
- Working in adverse conditions (i.e., extreme cold, extreme hot).
- Driving for long periods of time.
- Climbing a ladder with a 300 lb. weight limit while carrying a tool bag weighing approximately 20 lbs.
- Climbing a ladder up to 30 feet.
- Must be able to work different schedules.
- Must be able to work Holidays & weekends.
- Must be able to respond to after-hours site emergencies.
- While performing the duties of this job, the employee is regularly required to walk long distances to cover property portfolio.
Experience and technical skills:
Required
- High School diploma or GED equivalent
- Five (5)+ years of relevant work experience, especially as Senior HVAC Tech or Lead HVAC Tech or similar role
- Two (2)+ yearsof relevant people management experience (managinga team of maintenance/engineering personnel)
- EPA Section 608 Universal certification
- Journeyman Refrigeration Technician's License / Massachusetts Refrigeration Technicians License
- Must possess and maintain a valid state driver’s license
- Experience using Computerized Maintenance Management System (CMMS) &/or Building Management System (BMS)
- Strong Customer Service & Interpersonal skills
- Experience using Microsoft Office (Word, Outlook, Excel, Teams)
- Strong Troubleshooting, diagnostic, and problem-solving skills
- Comprehensive knowledge of maintenance processes.
- Exposure to HVAC, fluid handling/pumping, fluid filtering, mechanical systems, welding, and electrical systems engineering and operation.
Preferred
- Military experience (e.g., Army Prime Power, Navy ET/Nuke, Air Force HVAC/Power Pro Electrician), union training, vocational or college education
- Exposure to the following CMMS/BMS/BAS: Johnson Controls/JCI, Siemens & Corrigo
