What this job involves –
- The Sr Operating Engineer will perform and assist in identification and implementation of OM&R Strategies to ensure safe, reliable and efficient Buildings, Building Systems and equipment.
- The Sr Operating Engineer will execute JLL Quality control audits and inspections conducted throughout the site and deficiency reports provided to supervisor.
- The Sr Operating Engineer will provide technical assistance, and support in advanced building operations, troubleshooting, and hands-on repairs.
- The Sr Operating Engineer will perform other work to include hands-on repair & maintenance work on mechanical, electrical, plumbing, doors, gates systems, building envelope systems, grounds and parking lots, interior finish systems, lighting systems, and various other R&M tasks associated with operation of the property.

- Possess hands on skills and knowledge on commercial Building and Building Systems (including but not limited to: HVAC, Electrical, Plumbing, Vertical Transportation, Life Safety, Roofs, Structure, Parking lots and roads) using industry standard tools and in accordance with all codes, laws, and regulations.
- Schedule preventive maintenance and repair service work on HVAC, mechanical, plumbing, electrical, and various other building systems to maintain the properties in peak operational condition.
- knowledge of principles and processes for providing customer and personal services. This includes customer needs assessment, meeting quality standards for services, and evaluation of customer satisfaction.

- 7 Years Trade

- Skill in use of the internet to navigate to and use web-based applications.
- Ability to use handheld electronic devices (PDA, cell phone, etc.).
- Knowledge of the structure and content of the English language including the meaning and spelling of words, rules of composition, and grammar.
- Knowledge of principles and processes for providing customer and personal services. T

Physical work requirements and work conditions
- Ability to lift 50 pounds.
- Ability to bend, sit, knell, squat, stand, reach and lay as required to access equipment components for extended periods of time.
- Ability to work exposed to heat, sunlight, rain, cold, daylight and nighttime hours as required.
