What this job involves:
The Maintenance Technician will perform both preventative maintenance and corrective maintenance to mechanical, electrical, and plumbing equipment/systems in assigned facilities. This role assists Mechanics in maintenance and repair efforts while independently performing defined tasks, and conducts inspections and repairs to assigned property interior and exterior areas, including walls, flooring, installed fixtures, roofing systems, and lighting.
Your day-to-day tasks will include:
• Clean HVAC coils, change filters and belts
• Maintain and repair locks, locking mechanisms, closers, doors, and furniture
• Maintain and complete documentation for fire extinguishers and other building systems
• Maintain and repair plumbing components including toilets, urinals, lavatories, flush valves, sinks, drains, water heaters, piping, and sump pumps
• Prepare, prime and paint building interior and exterior surfaces and perform general handyman tasks
• Complete special tasks including painting, locksmith work, tenant service requests, and general maintenance as assigned
• Prioritize all PM's, corrective and emergent work orders for the site (annual, monthly, weekly, and daily)
• Update work order status in real time utilizing CMMS system
• Complete required safety trainings, comply with safety procedures, and maintain compliance with State, County, or City ordinances
Desired experience and technical skills:
Requirements:
• Experience with hand tools and power tools
• Proficient in basic computer application software such as MS Office, Outlook, CMMS (Maximo), etc.
• Minimum 1 year of related experience and/or training in the areas of carpentry, electrical, and plumbing
• High School Diploma or equivalent
• Ability to lift up to 80 lbs and work in adverse conditions
• Availability for call-in work
Preferred:
• EPA Universal License • BAS (Building Automation System) experience
• Preventative maintenance experience on HVAC equipment
