What this job involves –
The Operating Engineer executes comprehensive troubleshooting, repair, and maintenance of HVAC systems, HVAC controls, plumbing, and electrical equipment located both inside and outside of buildings. Demonstrate advanced proficiency with Siemens and JCI control systems.

Preventive Maintenance and Repair of Building Systems:
• Analyze complex system operations, identify root causes of problems/malfunctions, and implement effective corrective actions as required.
• Meticulously document work performed using mobile devices and computerized maintenance management systems. Record detailed, legible notes, complete all procedure steps as required, and accurately log time on job.
• Adhere to supervisor's directives while maintaining effective communication with all team members and clients.
• Provide prompt on-call support as needed. Assist during critical mandatory utility outages. Weekend work may be required.
• Strictly comply with departmental policies for the safe storage, usage, and disposal of hazardous materials. Maintain an impeccably clean and safe workspace.
• Perform additional duties as assigned with diligence and professionalism.

Requirements:
• Education: High school diploma or state equivalent required, minimum of two years of related trade schooling or two years of college or equivalent.
• Experience: Minimum six years' hands-on experience in building automation systems.
• EPA Universal certification
• Personal attributes: Exceptional team player, diligent worker, strong interpersonal skills, excellent verbal and written communication abilities, and outstanding customer service orientation.
• Advanced proficiency with computer equipment and relevant software programs.
• For internal candidates: Consistent "meets expectations" or higher job performance reviews.
• Keen ability to visually inspect machinery and buildings with attention to detail.
• Demonstrated capability to frequently navigate stairs for repairs, inspections, and emergency procedures.
• Proven ability to safely climb ladders up to 40 feet and repeatedly lift 60 lbs.
• Acute capacity to detect and respond to emergency alarms - both auditory and visual.
• Strong willingness to perform thorough equipment inspections that require accessing challenging or difficult-to-reach areas.
