What this job involves
The Maintenance Technician performs both preventative and corrective maintenance to mechanical, electrical, and plumbing equipment/systems in assigned facilities. This role involves assisting Mechanics in maintenance and repair efforts, as well as independently performing defined tasks. The position includes conducting inspections and repairs to property interior and exterior areas, including walls, flooring, fixtures, roofing systems, lighting, and more.
Your day-to-day tasks will include:
- Performing HVAC maintenance, including cleaning coils, changing filters and belts
- Maintaining and repairing locks, locking mechanisms, closers, doors, and furniture
- Documenting and maintaining fire extinguishers and other building systems
- Repairing plumbing components such as toilets, urinals, lavatories, flush valves, and water heaters
- Preparing, priming, and painting building surfaces and performing general handyman tasks
- Prioritizing and completing preventative maintenance, corrective and emergent work orders
- Complying with safety procedures and maintaining good housekeeping in work areas
- Updating work order status in real time using the CMMS system
- Escalating problems to customers and managers in a timely manner
Desired experience and technical skills
Requirements:
- Experience with hand tools and power tools
- Proficiency in basic computer applications (MS Office, Outlook, CMMS/Maximo)
- Minimum 1 year of related experience in carpentry, electrical, and plumbing
- High School Diploma or equivalent
- Ability to lift up to 80 lbs
- Comfort with frequent climbing, bending, lifting, kneeling, stooping, and overhead work
- Ability to work in adverse conditions (extreme cold/hot)
- Capability to work from heights up to 30 ft on ladders while carrying tools
- Availability for call-in work as required
Preferred:
- EPA Universal License
- BAS (Building Automation Systems) experience
- Experience with preventative maintenance on HVAC equipment
