About This Job
The Vacation Rental Property Inspector is the final quality check for
our vacation rental homes. This role ensures each property is clean,
functional, safe, properly stocked and fully prepared before guests
arrive.
This is a hands-on field position, not a walk-through-and-report role.
Inspectors are expected to identify problems and personally resolve
routine maintenance, cleaning and presentation issues whenever they
can be safely handled without a specialized technician.
Most days are spent traveling between properties, completing detailed
inspections, correcting issues, coordinating with cleaners and vendors
and responding to changing operational needs. The right person will
have strong practical skills, excellent attention to detail and a
genuine sense of ownership.
Compensation
Essential Job Functions
- Conduct detailed pre-arrival inspections and confirm homes meet
company standards for cleanliness, safety, functionality, inventory
and presentation. - Personally correct routine issues before guest arrival rather than
simply reporting them. - Use common hand tools to tighten, adjust, reconnect, replace or
secure household fixtures and equipment. - Complete minor maintenance and plumbing repairs, including
tightening toilet seats and fixtures, clearing minor drain
obstructions, replacing batteries and light bulbs, resetting breakers
or GFCI outlets and reattaching loose hardware. - Troubleshoot common issues involving televisions, Wi-Fi equipment,
thermostats, appliances, electronic locks, plumbing fixtures and other
household systems. - Safely inspect propane connections, check propane levels, replace
and connect standard propane cylinders and confirm grills are
operating properly. - Complete cleaning and presentation corrections when the housekeeping
team cannot return before guest arrival. - Inspect beds and linens for stains, hair, damage or improper
presentation and remake beds or replace linens as needed. - Restock guest supplies and deliver linens, equipment or operational
inventory between properties. - Document inspections thoroughly using company software and mobile
applications. - Coordinate with housekeeping teams, vendors, maintenance partners
and management to resolve issues quickly. - Recognize when work requires a licensed or specialized professional
and escalate it promptly with clear documentation. - Conduct post-maintenance, damage, property onboarding and quality
assurance inspections as assigned. - Identify preventative maintenance needs and opportunities to improve
property condition. - Assist with urgent guest or property concerns in the field.
- Participate in a rotating after-hours on-call schedule, troubleshoot
remotely when possible and travel to properties when an in-person
response is required. - Support the local operations team with additional field
responsibilities and special projects as needed.

Skills + Qualifications
- Prior hands-on experience with basic household maintenance and
repairs is required. - Must already be comfortable using common hand tools and completing
routine repairs without direct supervision. - Must already know how to safely inspect, connect and replace
standard propane cylinders. - Must be comfortable completing minor plumbing repairs and
troubleshooting common household systems. - Must be willing to complete cleaning touch-ups, remake beds, replace
linens and correct presentation issues when necessary. - Experience with drywall patching, touch-up painting, caulking,
furniture repair or similar maintenance work is a plus. - Experience in vacation rentals, hospitality, property management,
maintenance, housekeeping, construction or a related field is
preferred but not required. - Strong attention to detail, time-management skills and practical judgment.
- Able to recognize when an issue requires professional escalation.
- Comfortable using mobile apps, tablets and inspection software.
- Reliable personal transportation and a valid driver’s license.
- Comfortable traveling between properties throughout the Austin area.
- Dependable, self-motivated and able to work effectively without
constant supervision. - Strong professional communication skills.
- Willing and able to participate in a rotating after-hours on-call schedule.
Workplace Environment + Physical Requirements
Work takes place indoors and outdoors at private homes, condominiums,
resorts, offices and storage locations throughout the Austin area,
sometimes in varying weather conditions.
Most work is completed during regular business hours. However, this
position requires participation in a rotating on-call schedule that
may include evenings, overnight hours, weekends and holidays. The
number of assigned on-call periods may vary based on staffing and
operational needs.
This role requires regular driving and the ability to climb, crawl,
squat, stand, bend, push, pull, reach, use hand tools and lift or
carry up to 50 pounds without assistance.
