Position Overview
Altitude Roofing is seeking a Commercial Roofing Project Manager to manage projects from contract award through final closeout. This role is responsible for project planning, budgets, scheduling, procurement, subcontractor coordination, customer communication, and quality control.
The Project Manager works closely with estimating, field supervisors, foremen, and company leadership to deliver safe, profitable projects that meet contract requirements and customer expectations.
Key Responsibilities
Project Planning and Execution
- Lead the handoff from estimating to operations, reviewing scope, plans, specifications, estimates, contracts, and exclusions.
- Develop project schedules, material plans, labor budgets, and subcontractor scopes.
- Coordinate mobilization, deliveries, equipment, staging, roof access, and site logistics.
- Track progress and resolve issues that affect schedule, cost, quality, or production.
- Plan work around weather, building operations, tenant needs, and other trades.
Financial Management
- Manage project budgets and monitor labor, material, equipment, and subcontractor costs.
- Review job-cost reports, forecast costs to complete, and address budget variances.
- Identify scope changes, document added costs, and prepare change orders.
- Follow contractual requirements for notices, approvals, and additional work.
- Support progress billing, schedule-of-values preparation, and collection of required billing documentation.
Field and Subcontractor Coordination
- Establish clear production goals and priorities with field leadership.
- Coordinate crews and subcontractors with operations to support project schedules.
- Conduct regular site visits to review progress, workmanship, material use, and jobsite conditions.
- Confirm that field teams have current drawings, approved submittals, and clear installation requirements.
- Resolve field questions promptly and communicate decisions to affected parties.
Safety and Quality
- Reinforce Altitude Roofing’s safety policies and coordinate with designated safety personnel and site leadership.
- Address unsafe conditions promptly and support stop-work decisions when necessary.
- Confirm that work follows project specifications, approved details, and manufacturer requirements.
- Coordinate inspections, manufacturer visits, corrective work, and warranty requirements.
- Protect occupied buildings through planning for temporary weather protection, daily watertightness, and interior protection.
Communication and Documentation
- Serve as the primary project contact for owners, general contractors, consultants, and vendors.
- Attend project meetings and communicate schedule updates, open issues, and required decisions.
- Manage submittals, RFIs, purchase orders, change orders, meeting notes, and project correspondence.
- Maintain accurate records of progress, delays, deliveries, inspections, and field conditions.
Project Closeout
- Coordinate punch-list completion and final inspections.
- Collect warranties, maintenance information, and other required closeout documents.
- Complete final cost reviews and share lessons learned with estimating and operations.
- Manage the transition of completed projects to warranty or service personnel.
Qualifications
- Demonstrated experience managing commercial roofing projects from start to finish.
- Working knowledge of commercial roof systems, including single-ply membranes, insulation, cover boards, flashing, sheet metal, and drainage.
- Ability to interpret construction drawings, specifications, contracts, and manufacturer details.
- Experience managing budgets, schedules, procurement, subcontractors, and change orders.
- Strong organization, communication, negotiation, and problem-solving skills.
- Proficiency with project management software, spreadsheets, email, and digital construction documents.
- Valid driver’s license and ability to travel regularly to project sites.
- OSHA 30-Hour Construction course completion preferred; willingness to complete or retake the course as required by company policy.
Preferred: Experience with occupied-building reroofing, general contractor coordination, manufacturer warranty inspections, and multiple concurrent projects.
The ideal candidate will also have experience managing commercial faade and siding projects, including exterior cladding systems, weather barriers, flashing, and coordination of roofing-to-wall transitions. Experience overseeing installation crews, subcontractors, budgets, and schedules for these scopes is a strong plus.
Work Environment
This position combines office work with regular visits to active construction sites. Duties may include accessing rooftops, using ladders and stairs, and working outdoors in varying weather conditions, with appropriate safety measures and reasonable accommodations.
