Job DescriptionEstimating & Preconstruction
- Review plans, specifications, scopes of work, and project requirements.
- Perform accurate quantity takeoffs and develop detailed estimates.
- Obtain and evaluate subcontractor and supplier quotations.
- Develop labor, material, equipment, subcontractor, and other project costs.
- Identify scope gaps, exclusions, risks, and potential cost issues.
- Prepare competitive bids and proposals.
- Participate in pre-bid meetings and site visits.
- Maintain estimating databases, production rates, and historical cost information.
- Work with ownership and operations to establish appropriate project budgets and margins.
- Assist with value engineering and cost-saving opportunities.
Project Management
- Manage projects from contract award through final completion.
- Develop and maintain project schedules and budgets.
- Coordinate subcontractors, suppliers, field personnel, and customers.
- Review project plans, specifications, submittals, and shop drawings.
- Conduct project meetings and maintain clear communication with all parties.
- Track project costs, commitments, change orders, and projected final costs.
- Prepare and negotiate change orders.
- Review and approve subcontractor and supplier invoices.
- Monitor project profitability and take corrective action when necessary.
- Maintain accurate project documentation.
- Coordinate inspections, closeout requirements, punch lists, and final completion.
- Ensure projects are completed safely, on schedule, within budget, and according to contract requirements.
Field & Operations Coordination
- Work closely with General Superintendents, Superintendents, Foremen, and field crews.
- Provide the field team with project scope, budgets, schedules, and relevant contract information.
- Identify and resolve construction issues before they impact cost or schedule.
- Conduct regular jobsite visits to monitor progress and project performance.
- Support field personnel with estimating, pricing, scheduling, and contract questions.
Customer & Subcontractor Relations
- Establish and maintain strong relationships with owners, general contractors, architects, engineers, subcontractors, and suppliers.
- Communicate project status, costs, schedules, and issues professionally.
- Negotiate subcontractor and supplier pricing.
- Assist with business development and pursuing future work.
- Maintain a professional image and represent the company positively.
Financial Responsibilities
- Establish project budgets and cost codes.
- Monitor job costs and projected final costs.
- Track labor productivity and material usage.
- Review monthly job cost reports.
- Forecast project profitability and cash flow.
- Identify potential cost overruns early and develop corrective actions.
- Protect company margins through effective estimating, purchasing, scheduling, and project management.
Qualifications
- 5+ years of construction estimating and/or project management experience preferred.
- Strong understanding of commercial construction practices.
- Ability to read and interpret construction drawings and specifications.
- Strong estimating and mathematical skills.
- Experience with construction estimating and project management software.
- Strong computer skills, including Microsoft Excel and Outlook.
- Excellent communication and negotiation skills.
- Ability to manage multiple projects and priorities.
- Strong attention to detail and organizational skills.
- Ability to work independently and make sound business decisions.
- Valid driver's license and ability to travel to jobsites as required.
