The Role

We're looking for an Estimator who wants to own the pursuit, not just price it. You'll turn bid opportunities into complete, competitive proposals, build a strategy to win each one, and make sure the field can deliver the work at the margin you estimated. Your involvement doesn't stop at bid day. You'll hand off each awarded project to the PM and Superintendent with a full briefing on budget, scope, and risk. You'll report directly to the President.

What You'll Do

• Review plans, specs, and addenda in depth to identify every scope requirement, including items individual trades may miss
• Build trade-specific scope packages and solicit competitive subcontractor bids, with a target of at least three per trade
• Evaluate sub proposals for gaps, exclusions, and pricing outliers before they go into the estimate
• Perform quantity takeoffs and develop unit costs from current market data and Kimball's historical cost data
• Price general conditions, labor, equipment, and schedules that reflect real field conditions
• Attend pre-bid meetings and site walks, and manage RFIs and clarifications through bid day
• Develop a win strategy for each pursuit based on the client, project type, and competition
• Partner with Field Operations and Project Managers to build execution-ready pricing
• Identify constructability issues and value engineering opportunities that address the owner's real goals
• Support buyout and purchasing after award

What You Bring

• U.S. citizenship required (for access to government project sites)
• Bachelor's degree in Construction Management, Engineering, or a related field, or 7+ years of progressive commercial estimating experience in lieu of a degree
• Proven ability to estimate a full commercial project independently, from document review through final proposal, and present it to the client
• Working knowledge of building systems across all CSI divisions (civil/site, structural, envelope, MEP, finishes, specialties)
• Advanced proficiency in estimating software, plus Bluebeam, Microsoft Office, online plan rooms, and bid management platforms
• Procore experience is a plus
• Strong writing, negotiation, and subcontractor relationship skills
• Ability to manage multiple pursuits on tight deadlines with minimal day-to-day direction
• Valid driver's license and ability to travel to project sites and client offices

Work Environment

Primarily office-based with periodic site visits that may involve uneven terrain, stairs, or ladders. Ability to lift up to 40 lbs. PPE is required on site. Reasonable accommodations are available for qualified individuals with disabilities.
