Position Overview
Beacon Street Development is seeking a Project Manager, Client Delivery to lead the homeowner experience for a high-end residential development in central North Carolina. Equal parts project manager and trusted client partner, this person will guide homeowners from contract through design, construction, closing, move-in, warranty, and HOA turnover.
This role requires someone who can manage the details and dependencies of a complex residential construction process while building trusted relationships with homeowners and project partners. The ideal candidate is proactive, highly organized, an exceptional communicator, and comfortable taking ownership, anticipating what is coming, solving problems, and helping make a complicated process feel thoughtful and well managed.
Top Three Elements of the Role
- Project Management & Execution
Own the homeowner-related project process from contract through HOA turnover. Maintain command of decisions, deadlines, documentation, construction milestones, and outstanding items across approximately 20-30 homes, ensuring commitments are coordinated and carried through to completion. - Client Relationship & Communication
Build trusted relationships with homeowners while serving as their consistent point of connection throughout the design, construction, closing, move-in, and warranty experience. Communicate equally effectively with discerning homeowners and the professionals responsible for delivering their homes.
- Judgment, Anticipation & Problem Solving
Stay ahead of the project rather than simply reacting to it. Anticipate homeowner needs and potential project issues, solve problems proactively within the role’s authority, and know when to engage the appropriate technical, financial, design, or development expertise.

- Client & Project Management: Serve as the primary homeowner point of contact while coordinating across the broader project team.
- Design, Selections & Change Management: Keep homeowner decisions, customizations, documentation, and deadlines moving.
- Construction, Closing & Delivery: Connect construction progress with homeowner communication, walks, orientation, closing, and move-in.
- Homeowner Stewardship & Accountability: Maintain proactive communication and follow-through through warranty and HOA turnover.
Preferred Qualifications
- Bachelor’s degree in construction management, business, real estate, communications, or a related field; equivalent professional experience will also be considered.
- 5+ years of professional experience in project management, residential construction, real estate development, or a related field.
- Experience with residential construction and an understanding of construction sequencing and the relationship between homeowner decisions, procurement, construction activities, and project schedules.
- Experience working directly with homeowners or clients in a high-touch, high-expectation environment.
- Familiarity with residential plans, specifications, selections, change orders, and construction documentation.
- Experience collaborating with architects, interior designers, contractors, and other project consultants.
Required Skills
- Exceptional project management and organizational skills, with the ability to manage multiple workstreams, deadlines, dependencies, and stakeholders without losing sight of the larger project.
- Exceptional written and verbal communication skills and the ability to communicate effectively with a diverse range of homeowners and project professionals.
- Sound judgment, discretion, and problem-solving skills, including the ability to act independently within appropriate areas of responsibility.
- Strong forecasting and prioritization skills, with the ability to anticipate needs and potential issues rather than simply responding to them.
- High attention to detail and consistent follow-through.
- A proactive, values-driven approach and willingness to step in wherever needed to support the team and homeowner.
- Ability to build trust and remain composed while navigating difficult conversations, competing priorities, and high-stakes situations.
- Proficiency with Microsoft Office and comfort learning and consistently using project management, CRM, and other technology platforms.
- Ability to navigate active construction sites and lift and carry materials weighing up to 25 pounds.
Compensation
- The expected hiring range for this position is $90,000–$110,000, based on relevant experience and qualifications.

Office Details
- This is an in-office position based out of Beacon Street Development’s Raleigh office.
- The role includes regular day travel to Beacon Street project sites.
- Monday-Friday, 8:30 a.m.-5:00 p.m.; occasional evenings and weekends may be required around homeowner walks, closings, move-ins, and project events.
- This position includes regular time on active construction sites and in completed residences.
