Position Summary

We are seeking an experienced Residential Construction Project Manager to oversee residential construction projects from pre-construction through final completion. This position is responsible for coordinating schedules, subcontractors, materials, inspections, budgets, and quality-control activities to ensure projects are completed safely, efficiently, and according to plans and specifications.

Key Responsibilities

  • Manage residential construction projects from planning through final walkthrough and closeout.

  • Develop and maintain project schedules, budgets, and work plans.

  • Coordinate subcontractors, suppliers, field personnel, inspectors, and property owners.

  • Review construction drawings, specifications, contracts, and project requirements.

  • Schedule labor, material deliveries, equipment, inspections, and subcontractor activities.

  • Monitor job-site progress and resolve scheduling, quality, and coordination issues.

  • Conduct regular site visits and verify that work meets plans, specifications, building codes, and company standards.

  • Track project expenses, purchase orders, invoices, change orders, and budget performance.

  • Obtain and coordinate required permits and inspections.

  • Identify potential delays or cost overruns and develop corrective action plans.

  • Maintain accurate project documentation, including daily reports, schedules, photographs, and change records.

  • Communicate project status, delays, selections, and outstanding decisions to clients and company leadership.

  • Enforce job-site safety requirements and maintain clean, organized work areas.

  • Manage project punch lists, final inspections, owner walkthroughs, and warranty items.

  • Build and maintain professional relationships with clients, subcontractors, vendors, and local officials.

Minimum Qualifications

  • Three or more years of residential construction management, superintendent, or project-management experience.

  • Working knowledge of residential construction methods, building materials, plans, and building codes.

  • Ability to read and interpret construction drawings, specifications, and scopes of work.

  • Strong scheduling, budgeting, problem-solving, and organizational skills.

  • Ability to manage multiple projects and priorities simultaneously.

  • Strong written and verbal communication skills.

  • Proficiency with email, spreadsheets, scheduling tools, and construction-management software.

  • Valid driver’s license and reliable transportation.

  • Ability to travel regularly between project sites.

Preferred Qualifications

  • Experience managing new construction, renovations, additions, or multifamily residential projects.

  • Experience estimating costs and reviewing subcontractor proposals.

  • Familiarity with permitting and inspection processes.

  • OSHA training or other construction-safety certification.

  • Degree or certificate in construction management, engineering, architecture, or a related field.

Physical Requirements

  • Ability to walk active construction sites and navigate uneven surfaces.

  • Ability to climb stairs and ladders as needed.

  • Ability to work in indoor and outdoor environments and varying weather conditions.

  • Ability to occasionally lift and carry construction-related materials or equipment.

The successful candidate will be dependable, detail-oriented, proactive, and capable of taking ownership of residential projects while maintaining high standards for safety, workmanship, schedule, budget, and client service.
