We are seeking an experienced Construction Project Manager to oversee ground-up hotel construction projects from preconstruction through final turnover.
The ideal candidate will have direct experience managing ground-up hotel construction and a strong technical understanding of concrete and structural steel-framed buildings. This individual must understand how a hotel is built from the ground up and be capable of evaluating construction progress, sequencing, quality, cost, and contractor performance.
This position will work closely with ownership, general contractors, architects, engineers, consultants, and hotel brand representatives to ensure projects are delivered on schedule, within budget, and to the required quality standards.
Key Responsibilities
- Manage ground-up hotel construction from preconstruction, sitework, and foundations through vertical construction, interiors, commissioning, and turnover.
- Oversee general contractors and ensure compliance with project schedules, budgets, plans, specifications, and quality standards.
- Provide technical oversight of concrete foundations, structural concrete, structural steel framing, building envelope, and MEP systems.
- Review architectural, structural, civil, and MEP drawings for constructability, coordination issues, and potential conflicts.
- Monitor construction sequencing, critical-path activities, procurement, and overall project schedules.
- Review and manage RFIs, submittals, change orders, pay applications, cost reports, and project documentation.
- Evaluate field conditions and work with contractors, architects, and engineers to resolve technical construction issues.
- Conduct regular site visits to monitor progress, workmanship, schedule, and contractor performance.
- Manage project budgets, forecasts, contingency, and change-order exposure.
- Coordinate punch lists, inspections, commissioning, closeout, and final turnover.
Ideal Candidate
We are specifically looking for a builder-minded Project Manager, not someone whose experience has been limited to administrative owner’s representation.
The strongest candidates will have previously worked for a general contractor managing ground-up hotel construction and understand the complete building processfrom foundations, concrete, and structural steel through MEP, finishes, commissioning, and turnover.
Candidates with experience managing multiple ground-up hotel projects from start to finish will receive strong consideration.
Requirements
- 8+ years of commercial construction/project management experience.
- Proven ground-up hotel construction experience is strongly preferred.
- Direct experience with multi-story concrete and structural steel-framed construction.
- Strong knowledge of foundations, concrete structures, structural steel, building envelope, MEP systems, and interior buildout.
- Ability to read and interpret architectural, structural, civil, and MEP plans and specifications.
- Strong understanding of construction sequencing, scheduling, budgeting, cost controls, and contract administration.
- Experience reviewing RFIs, submittals, change orders, pay applications, and construction schedules.
- Ability to identify constructability issues and effectively challenge contractors regarding cost, schedule, quality, and field execution.
- Hospitality construction experience and familiarity with hotel brand standards strongly preferred.
- Bachelor's degree in Construction Management, Engineering, Architecture, or related field preferred.
