SUMMARY
The Project Manager is a full-time, field-based leadership position at LBK Design Build, located in Doylestown, PA. The Project Manager is accountable for the successful planning, coordination, and execution of assigned residential remodeling projects, from the hand-off out of design and pre-construction through final walkthrough and closeout. Each project is to be delivered on schedule, within budget, and in accordance with LBK’s standards for craftsmanship, safety, and client service.
Reporting to the Chief Production Officer, the Project Manager serves as the client’s primary point of contact throughout construction and directs all field operations for assigned projects. Responsibilities include supervising carpenters and subcontractors, developing and maintaining project schedules, controlling job costs and managing change orders, verifying quality at each stage of work, and enforcing safe, organized, and professional job sites. The Project Manager also serves as the link between the client, the design team, and the production team, ensuring that the finished project reflects the design intent and selections the client approved.
Because LBK’s process depends on transparency and consistency, the Project Manager is expected to record job logs, client communications, selections, approvals, and change orders in the company CRM on a daily basis. The successful candidate combines strong technical construction knowledge with disciplined organization and professional, clear communication, and is equally capable of reviewing a set of plans, leading a crew on site, and guiding a client through a decision or change order with confidence.

KEY RESPONSIBILITIES
- Pre-Construction & Project Hand-Off
- Participate in the internal hand-off from design and estimating; review plans, scope, specifications, selections, and budget before work begins
- Walk the site with the design team and identify constructability issues, existing conditions, and potential risks early
- Confirm that permits, engineering, HOA approvals, and long-lead material orders are in place or scheduled
- Lead the pre-construction meeting with the client to set expectations for schedule, communication, site access, protection of the home, and the change order process Project Execution
- Manage all phases of construction from mobilization through completion and closeout
- Build the project schedule, keep it current, and communicate changes to the team and client
- Coordinate subcontractors, vendors, and the internal carpentry team so each trade has what it needs when it arrives
- Keep projects on schedule and within budget, raising risks with the Production Manager before they become problems
- Schedule and attend municipal inspections; correct any deficiencies promptly
- Client Communication
- Serve as the client’s main point of contact throughout construction
- Provide regular, proactive progress updates (at minimum weekly) covering work completed, upcoming work, decisions needed, and any schedule or budget impacts
- Hold scheduled on-site client meetings at key milestones
- Respond to client questions and concerns promptly and professionally, typically within one business day
- Document and track all client communication in the CRM Field Leadership
- Supervise carpenters and subcontractors on job sites and set clear daily and weekly priorities
- Make sure work is performed safely, efficiently, and to company standards
- Maintain clean, organized, and professional job sites that respect the client’s home, neighbors, and property
- Mentor and develop carpenters; provide feedback on performance to the Production Manager
- Model the professionalism, communication, and work ethic that represents LBK in clients’ homes
- Budget & Cost Control
- Manage job budgets and track all labor, material, and subcontractor costs against the estimate
- Review and approve subcontractor and vendor invoices for accuracy before payment
- Identify, scope, and price change orders; obtain written client approval before changed work proceeds
- Spot potential cost overruns early and put mitigation plans in place
- Meet profitability targets for each project and support accurate job-costing reviews at closeout Quality Assurance
- Make sure all work meets design intent, plans and specifications, building codes, and LBK quality standards
- Conduct regular site inspections and quality checks at key stages (e.g., framing, rough-ins, pre-drywall, finishes)
- Verify that installed materials and finishes match the client’s approved selections
- Manage punch lists, final walkthroughs, and project closeout
- Coordinate warranty and callback work and track root causes to prevent repeat issues
- Safety & Compliance
- Enforce company safety policies and applicable OSHA requirements on every job site
- Make sure required PPE, fall protection, dust control, and lead-safe practices (EPA RRP, where applicable) are followed
- Confirm that subcontractors are licensed and insured before they start work
- Report and document any safety incidents or near-misses immediately
- Scheduling & Coordination
- Coordinate material orders and deliveries, and track lead times for long-lead items
- Schedule subcontractors and sequence work properly to avoid rework and downtime
- Address delays or conflicts before they happen and communicate schedule impacts to the client and team
- Coordinate with the design team on field questions, RFIs, and any required design clarifications
- Documentation & Systems
- Maintain accurate, up-to-date project documentation, including plans, permits, inspections, and photos
- Use the company CRM daily for job logs, including progress updates, site activity, and key decisions, recorded in real time
- Record all client communications, selections, approvals, and change orders in the CRM
- Provide consistent client updates through the CRM platform to meet LBK’s transparency and communication standards
- Maintain a photo record of progress, concealed conditions, and completed work
QUALIFICATIONS
- Required
- 5+ years of experience in residential construction or remodeling, including direct project management or lead carpenter responsibility
- Strong working knowledge of residential construction methods, sequencing, and building codes
- Ability to read and interpret plans, specifications, and construction details
- Strong organizational and time management skills, with the ability to manage multiple projects at once
- Excellent written and verbal communication skills and a confident, professional client-facing manner
- Proficiency with project management and CRM software, plus general computer skills (email, spreadsheets, mobile apps) • Valid driver’s license
- Preferred
- Experience managing projects in a design-build environment
- Experience with high-end kitchens, baths, additions, or whole-home renovations
- OSHA 10 or OSHA 30 certification; EPA Lead-Safe (RRP) certification
- Hands-on carpentry background
PHYSICAL REQUIREMENTS & WORK ENVIRONMENT
This position splits time between the office and active residential job sites. Site work involves exposure to weather, dust, and noise, and the ability to walk job sites, climb ladders and stairs, access attics and crawlspaces, and lift up to 50 lbs. Occasional early mornings or schedule flexibility may be required to meet project needs.
