Gemstone Communities is seeking an energetic, customer-focused Community Manager to oversee the daily operations of one of our manufactured home communities in North liberty, Iowa. This position is ideal for a motivated professional who enjoys building relationships, driving occupancy and sales, maintaining beautiful communities, and creating a positive resident experience.
As the Community Manager, you will serve as the primary point of contact for residents while managing all aspects of community operations, including leasing, home sales, resident relations, property maintenance, budgeting, and marketing. Your leadership will directly impact the success of the community and the satisfaction of its residents.
Responsibilities/Skills:
- Deliver exceptional customer service and foster positive resident relationships.
- Handle and resolve resident concerns in a timely and professional manner.
- Maintain community appearance and ensure company standards are met.
- Develop and execute marketing strategies to attract prospective residents.
- Market and sell new, pre-owned, and brokered homes.
- Coordinate lease-purchase programs, including repairs, leasing, sales, refurbishments, and closings.
- Meet or exceed occupancy, leasing, and home sales goals.
- Manage rent collection, deposits, and delinquency processes.
- Monitor operating budgets and prepare monthly financial reports.
- Oversee capital improvement projects and vendor relationships.
- Ensure compliance with company policies and applicable regulations.
- Perform additional duties and special projects as assigned.
Requirements
- 3–5 years of property management, housing, leasing, sales, or related experience preferred.
- Strong customer service and relationship-building skills.
- Excellent written and verbal communication skills.
- Strong organizational and time management abilities.
- Proficiency with Microsoft Office and general computer applications.
- Ability to work independently and manage multiple priorities.
- Flexibility to work weekends as business needs require.
