Acquisitions Lead Position Overview

Our Client is seeking an entrepreneurial, relationship-driven Market Development – Acquisitions Lead to help expand its acquisition pipeline, with a primary focus on Texas and Southwest markets.

Reporting to the Managing Partner – Acquisitions, this role will focus primarily on sourcing acquisition opportunities involving unanchored neighborhood shopping centers by developing and maintaining relationships with investment sales brokers, leasing brokers, local property owners, lenders, property managers, attorneys, developers, and other key market participants.

Primary Responsibilities
  • Build and maintain a strong sourcing network across assigned target markets, including investment sales brokers, leasing brokers, local owners, lenders, property managers, attorneys, developers, and other market participants.
  • Identify and cultivate acquisition opportunities involving unanchored neighborhood shopping centers, strip centers, and other multi-tenant retail properties.
  • Develop and execute market coverage strategies, including broker outreach, owner calls, property tours, market visits, and local relationship development.
  • Maintain an active pipeline of marketed, off-market, and relationship-driven acquisition opportunities.
  • Travel regularly to tour properties, meet with brokers and property owners, evaluate competitive retail locations, and develop local market intelligence.
  • Conduct an initial assessment of potential opportunities, including location quality, tenant mix, rent levels, physical condition, ownership profile, potential seller motivation, and overall investment fit.
  • Coordinate with internal investment, underwriting, and transaction management teams to move qualified opportunities through underwriting, investment review, and due diligence.
  • Develop and maintain strong relationships with key industry contacts to create a consistent pipeline of future acquisition opportunities.
Qualifications
  • 4–8+ years of commercial real estate experience, preferably in acquisitions, investment sales, brokerage, leasing, lending, asset management, or retail real estate.
  • Demonstrated ability to build relationships, conduct proactive outreach, and generate new opportunities through consistent market coverage.
  • Strong understanding of commercial real estate fundamentals; experience with retail or multi-tenant shopping centers is preferred.
  • Ability to evaluate property quality, location, tenant mix, rental rates, competitive positioning, and basic deal economics.
  • Highly energetic, entrepreneurial, self-directed, organized, and comfortable operating with significant autonomy.
  • Strong communication and relationship-building skills.
  • Willingness to travel frequently and professionally represent the company with brokers, owners, lenders, developers, and other industry contacts.
  • Working knowledge of Excel and/or financial underwriting models is preferred.
  • Strong business development mindset with the ability to identify opportunities and build relationships before properties formally enter the market.
Key Focus of the Role

This position is primarily focused on market development, relationship building, acquisition sourcing, and pipeline generation rather than financial modeling. The successful candidate will play a critical role in identifying potential investment opportunities and creating relationships that lead to future transactions.
