Job Description
A well-established residential apartment community is seeking an experienced and dependableMaintenance Technicianwith strong HVAC knowledge to support the daily maintenance needs of a large multifamily property. This position will be responsible for responding to resident work orders, performing preventative and general maintenance, and troubleshooting HVAC, plumbing, electrical, and other property-related issues. The Maintenance Technician will work as part of an established maintenance team to help ensure the property remains safe, functional, and well-maintained for residents.
Responsibilities:
- Respond to and complete resident maintenance work orders in a timely and professionalmanner
- Troubleshoot, diagnose, and perform repairs related to HVAC systems andequipment
- Perform general plumbing repairs andmaintenance
- Perform basic electrical troubleshooting andrepairs
- Complete preventative maintenance throughout the property
- Assist with maintaining apartments, common areas, and property systems in safe and workingcondition
- Identify maintenance concerns and communicate issues requiring additionalsupport
- Safely operate a golf cart throughout the property to complete work assignments
- Maintain a clean and organized work area and properly care for tools andequipment
- Participate in a rotating on-call schedule to respond to maintenanceemergencies
- Respond to after-hours HVAC and other urgent maintenance calls whenscheduled
- Provide temporary solutions when an emergency issue cannot be fully repairedimmediately
- Follow all company safety procedures, property standards, and maintenanceprotocols
- Maintain a professional appearance and follow all Midland Falls dress and uniformrequirements
Qualifications and Requirements:
- Previous experience in apartment, property, facilities, HVAC, or general maintenancerequired
- Strong hands-on HVAC troubleshooting and repair experiencepreferred
- Working knowledge of plumbing and electrical systems
- Ability to diagnose maintenance issues and determine appropriaterepairs
- Valid driver's licenserequired
- Clean Motor Vehicle Record (MVR)required
- Ability to safely operate a golfcart
- Ability to provide and properly use personal maintenancetools
- Must have reliable attendance andpunctuality
- Must be comfortable participating in a rotating on-callschedule
- Must be able to follow required dress code, including a navy top, khaki bottoms, and appropriate workboots
- Ability to lift, bend, stand, walk, and perform physical maintenance tasks throughout theworkday
- Strong work ethic with the ability to work independently and as part of ateam

The basesalaryfor this position is$37,440–$21,600,excluding benefits, bonuses, or other compensation. Your final compensation will depend on your skills, qualifications, experience, location,and internal pay equity. Please note, hiring at the top of the range is uncommon to allow room for future growth.
