Position Summary

The Design & Development Project Manager is responsible for leading hospitality development projects from initial concept through construction completion and opening. This role oversees project planning, design, budgeting, permitting, construction, stakeholder coordination, and project delivery to ensure hotel, resort, or hospitality developments are completed on time, within budget, and in accordance with brand standards and business objectives.

Key Responsibilities

Project Development & Planning

  • Manage the full lifecycle of hospitality development projects, including hotels, resorts, mixed-use developments, renovations, and conversions.
  • Coordinate site selection, due diligence, feasibility studies, and project approvals.
  • Research, develop and manage potential capital stack additions including but not limited to, historic tax credits and energy rebates and credits.
  • Develop and maintain project schedules, budgets, and risk management plans.
  • Collaborate with ownership groups, investors, operators, and brand representatives.

Design & Construction Management

  • Lead architects, engineers, consultants, and contractors through design and construction phases.
  • Review design documents to ensure compliance with brand standards, operational requirements, and regulatory codes.
  • Monitor construction progress and proactively address project challenges.
  • Manage change orders, contract negotiations, and vendor performance.

Budget & Financial Oversight

  • Prepare and track development budgets, capital expenditures, and project forecasts.
  • Evaluate cost estimates and identify opportunities for value engineering.
  • Review invoices, approve payments, and monitor project financial performance.
  • Provide regular financial and project status reporting to senior leadership.

Stakeholder Management

  • Serve as the primary point of contact among owners, franchise partners, consultants, contractors, and internal departments.
  • Facilitate project meetings and communicate project updates to stakeholders.
  • Maintain strong relationships with municipal authorities, permitting agencies, and community partners.

Compliance & Quality Assurance

  • Ensure projects comply with local building codes, safety regulations, and environmental requirements.
  • Conduct site inspections and monitor quality standards throughout project execution.
  • Manage project documentation, permits, contracts, and approvals.
  • Oversee project closeout processes, including punch lists, warranties, and handover activities.
Education
  • Bachelor's degree in Construction Management, Architecture, Engineering, Real Estate Development, Project Management, Hospitality Management, or related field.
  • PMP certification or similar project management credential preferred.
