The Property Manager (“PM”)will oversee the day-to-day operations of RPM’s affordable and mixed income properties in Newark, NJ. The PM will have broad and in-depth general management responsibilities and strong communication and leadership skills for their assigned apartment developments. The PM will supervise site teams consisting of Assistant PM’s, Resident Coordinators and maintenance personnel at levels consistent with property resources.
The PM ensures assigned properties are meeting the financial, leasing and compliance expectations and upholding RPM’s standards of providing affordable housing that our residents are proud to call home. The PM will also ensure that all maintenance tasks are managed professionally, while maintaining a safe work environment at these same developments. The PM will ensure the integrity of all financial and operations data is hosted in the company’s property management software.
Duties and Responsibilities include but are not limited to:
- Foster a culture of inclusivity and TEAM across properties(s) so that your entire team works as a cohesive unit. PM is responsible for continuously teaching/motivating staff and holding them accountable for their work.
- Provide outstanding customer service to our residents.
- Optimize the financial and operational performance of the property by ensuring all financial targets are met (both budget and leasing/occupancy). Completing monthly variance reports as required.
- Regularly tour properties to ensure they meet RPM and compliance standards and are always “inspection ready”. Ensure properties are prepared to excel at all property inspections without the need for surges in staff and spending, i.e.
- Work with the Facilities Manager and Site Supers to monitor work orders, preventive maintenance, capex and apartment turns - all to be done within company policy timeframes.
- Demonstrate professional leadership; ensure staff is on-boarded effectively, trained, motivated and are equipped to be successful in their role.
- Effectively manage the eviction process.
