RichSmith Management is seeking a skilled and dependable Lead Service Technician to oversee maintenance operations for The Terrace, Ridge Estates, and The Villas of Hammond in Hammond, Louisiana.
The Lead Service Technician is responsible for the day-to-day maintenance operations of the communities and provides leadership and technical guidance to Service Technicians, Groundskeepers, and other maintenance team members. This position also plays a key role in protecting and maintaining the physical condition of each property.
This is a full-time, non-exempt, Safety Sensitive Position.

Key Responsibilities
As the Lead Service Technician, you will:
- Oversee day-to-day maintenance operations across the assigned Hammond communities.
- Provide supervision and technical guidance to Service Technicians, Groundskeepers, and other maintenance personnel.
- Perform major and routine maintenance and repairs for apartments, buildings, common areas, breezeways, irrigation systems, grounds, and swimming pool equipment.
- Ensure service requests are completed within one business day except in extraordinary circumstances and follow up to ensure resident satisfaction.
- Complete and oversee apartment make-readies, including debris removal, repairs, replacements, painting, lock and key rotation, and inspections.
- Troubleshoot and repair HVAC, electrical, plumbing, refrigeration, appliances, carpentry, and irrigation systems.
- Assist with scheduling vendors and contractors and monitor work performed by outside contractors.
- Maintain inventory controls and secure competitive pricing for maintenance parts and labor.
- Ensure maintenance shops are clean, organized, properly stocked, and maintained in accordance with OSHA guidelines.
- Monitor maintenance expenses and work within established operating budgets.
- Identify unsafe conditions throughout the communities and recommend appropriate corrective action.
- Complete required preventative maintenance, including HVAC and scheduled monthly, quarterly, and annual maintenance.
- Perform interior and exterior painting and property upkeep as needed.
- Follow Fair Housing requirements and company policies at all times.
- Participate in the 24-hour emergency maintenance on-call rotation.
- Perform additional duties as assigned.
Qualifications
We are looking for a maintenance professional with strong hands-on technical skills who is also capable of leading and supporting other maintenance employees.
Preferred qualifications include:
- Previous multifamily/apartment maintenance experience.
- Previous lead or supervisory maintenance experience strongly preferred.
- HVAC and EPA certification preferred.
- Strong HVAC troubleshooting and repair skills.
- Working knowledge of electrical, refrigeration, plumbing, carpentry, appliance repair, and irrigation systems.
- Pool operation and maintenance experience preferred.
- Ability to read and interpret operating instructions and maintenance documentation.
- Ability to prepare routine reports and correspondence.
- Strong organizational, troubleshooting, and problem-solving skills.
- Ability to prioritize maintenance needs across multiple apartment communities.
- Professional communication and customer service skills.
- Must be available to work in an on-call capacity for emergency maintenance.
Physical Requirements
This is a hands-on maintenance position requiring the ability to:
- Lift 50–100 pounds occasionally, 25–50 pounds frequently, and 10–20 pounds regularly.
- Walk apartment communities and climb multiple flights of stairs.
- Bend, stoop, kneel, and work in confined areas.
- Reach overhead for extended periods while completing repairs.
