Job Title: Assistant Project Manager – Commercial Construction

Job Description

This Assistant Project Manager role supports a growing commercial construction team based in Owings Mills, MD. You will assist in managing multiple tenant improvement and commercial projectstypically ranging from $800,000 to $1 millionin sectors such as banking, office space, retail, healthcare, and other commercial interiors. Working closely with project managers who oversee projects from preconstruction through completion, you will contribute to estimating, budgeting, scheduling, and overall project coordination while helping maintain high standards of quality, safety, and customer service.

Responsibilities

  • Perform detailed estimating and project takeoffs independently, supporting accurate and competitive bids.
  • Manage the entire project bidding process, including scope review, pricing, and proposal preparation.
  • Build, understand, and maintain project budgets, tracking costs and ensuring financial control throughout the project lifecycle.
  • Apply a complete understanding of the Request for Information (RFI) process and maintain accurate RFI logs.
  • Assist in preparing prime contracts, subcontracts, and purchase orders in alignment with project requirements.
  • Understand the differences between payment bonds and performance bonds and request and execute bonding as needed.
  • Manage the submittal process, including maintaining a submittal log and tracking approvals and revisions.
  • Create, update, and maintain project schedules, ensuring milestones and deadlines are clearly communicated and met.
  • Schedule, organize, and attend project meetings as required by owners, general contractors, or project needs, documenting outcomes and action items.
  • Interpret and work from blueprints and construction drawings with a complete understanding of plans and details.

Essential Skills

  • Hands-on estimating experience, including project takeoffs and bid preparation.
  • Project management experience in commercial construction, including budgeting and scheduling.
  • Experience with PM management software for tracking budgets, schedules, RFIs, submittals, and change orders.
  • Proficiency with the RFI, submittal, and change order processes, including maintaining logs and documentation.
  • Ability to read and interpret drawings, blueprints, and construction plans with a high level of accuracy.
  • Strong understanding of construction documents, specifications, and the CSI format as it relates to cost codes.
  • Knowledge of payment and performance bonds and their application to construction projects.
  • Familiarity with project billing processes, including AIA billing and lien waivers.
  • Understanding of the punch list, as-built documentation, and project closeout processes.
  • Knowledge of insurance requirements and local construction tax laws relevant to commercial projects.
  • Strong problem-solving skills and the ability to make sound decisions under time pressure.
  • Ability to multitask effectively while managing multiple projects and priorities.
  • Exceptional attention to detail in all aspects of project documentation and coordination.
  • Strong written and verbal communication skills for working with owners, general contractors, subcontractors, and internal teams.
  • Approximately two years of construction industry experience preferred.
  • OSHA 10 certification.
  • OSHA 30 certification.

Additional Skills & Qualifications

  • Experience with commercial construction sectors such as banking, corporate office space, retail, and healthcare tenant improvement projects.
  • Experience in budget and schedule creation and ongoing management for multiple concurrent projects.
  • Experience in subcontractor selection, negotiation, and management.
  • Ability to maintain and grow a professional network of customers, contractors, and industry contacts.
  • Demonstrated ability to cultivate new sales opportunities and prospective clients.
  • Experience working closely with field personnel and coordinating office-to-field communication.
  • A degree in Construction Management, Design, or Engineering is a plus.
Job Type & Location

This is a Permanent position based out of Owings Mills, MD.

Pay and Benefits

The pay range for this position is $65000.00 - $75000.00/yr.

Individual compensation offered for this position within this range will depend on many factors, including qualifications, skills, relevant experience, job knowledge, geographic location, internal equity, and other pertinent job-related factors.
