The Project Manager is responsible for the successful planning, coordination, financial oversight, and completion of assigned HVAC, mechanical, and/or electrical construction projects.

This position serves as a key connection between field operations, customers, subcontractors, vendors, Accounting, and leadership. The Project Manager is expected to maintain ownership of project scope, schedule, budget, documentation, and overall performance from project turnover through final closeout.

Key Responsibilities

  • Review contracts, estimates, plans, specifications, and project requirements before work begins.
  • Develop and maintain project schedules, procurement needs, manpower expectations, and key milestones.
  • Coordinate closely with superintendents and foremen to support successful field execution.
  • Monitor project budgets, job costs, labor, materials, subcontractors, equipment, and projected cost to complete.
  • Participate in monthly job-cost and Work in Progress (WIP) reviews.
  • Provide Accounting with timely and accurate information for customer billing and financial forecasting.
  • Identify, price, document, and track project change orders.
  • Coordinate purchasing, major equipment, materials, subcontractors, and long-lead items.
  • Maintain communication with customers, general contractors, vendors, and project stakeholders.
  • Monitor project schedules and proactively address delays, cost overruns, material shortages, or scope concerns.
  • Coordinate Requests for Information (RFIs), submittals, project documentation, and contractual requirements.
  • Ensure project-specific requirements such as certified payroll, prevailing wage, insurance, and closeout documentation are addressed when applicable.
  • Coordinate punch lists, final inspections, warranties, Operation and Maintenance (O&M) manuals, as-built drawings, lien waivers, and final closeout.
  • Protect the company's contractual, financial, and professional interests throughout the project.

Qualifications

  • 3–5+ years of commercial construction or project-management experience preferred.
  • HVAC, mechanical, electrical, or specialty contracting experience preferred.
  • Strong understanding of construction plans, specifications, contracts, schedules, and job costing.
  • Knowledge of change orders, procurement, construction billing, and project financial management.
  • Strong organizational, leadership, communication, and problem-solving skills.
  • Ability to manage multiple projects and priorities simultaneously.
  • Proficiency with Microsoft Office and construction/project-management software.

Performance Expectations

Success in this position will be measured by project profitability, schedule performance, accurate cost forecasting, timely billing and change-order management, quality project documentation, successful closeout, customer satisfaction, and effective collaboration between Field Operations, Accounting, and Administration.

Professional Standards

The Project Manager is expected to demonstrate ownership, accountability, sound judgment, confidentiality, and integrity. This position requires proactive communication and early identification of project risks rather than reactive management after issues occur.
