Maintenance Technician

The Apartment Maintenance Technician is responsible for performing general maintenance, repairs, preventative maintenance, and unit turnover work across four residential properties. This is a hands-on, non-supervisory position that requires regular travel between assigned properties. The technician will work under the direction of the Maintenance Supervisor and/or Property Management.

•Responds to, prioritizes, and completes resident maintenance requests in a timely and professional manner under the direction of the Maintenance Supervisor.

•Performs general residential maintenance and repairs involving electrical, plumbing, HVAC, appliances, garbage compactors, and other building systems.

•Completes apartment unit turns promptly and to company standards, with an emphasis on painting, patching, touch-up work, and general repairs.

•Ensures service requests are properly completed and appropriate notices or documentation are left in residents' homes as required.

•Communicates completed work, outstanding repairs, and other maintenance concerns to the Maintenance Supervisor or Property Management.

•Notifies the Maintenance Supervisor of materials, supplies, or replacement parts needed to complete maintenance requests and repairs.

•Performs preventative maintenance and routine inspections of building interiors, exteriors, grounds, plumbing fixtures, electrical fixtures, appliances, mechanical equipment, and other property systems.

•Identifies maintenance issues during routine property inspections and reports conditions requiring additional repair, vendor service, or management attention.

•Provides backup assistance for after-hours and emergency maintenance as needed, including coverage for designated on-call personnel.

•Maintains maintenance shops, storage areas, and workspaces in a clean, organized, and safe condition according to company standards.

•Properly uses, maintains, and safeguards company tools, equipment, keys, and other assigned property.

•Performs electrical maintenance and repairs within the technician's qualifications and in accordance with applicable state, local, and national code requirements.

•Travels between four assigned residential properties as necessary to complete maintenance requests, unit turns, inspections, preventative maintenance, and other assigned work.

•Communicates professionally with residents, coworkers, vendors, and management.

•Performs other maintenance-related duties as assigned.

Education Required: High school diploma or equivalent.

Driver's License: Valid driver's license and reliable transportation required due to regular travel between assigned properties.

•Three or more years of experience in residential property maintenance preferred.

•Working knowledge of residential plumbing, electrical, HVAC, appliances, and general building maintenance.

•Painting, drywall patching, and apartment turnover experience strongly preferred.

•Ability to troubleshoot common residential maintenance issues and determine when additional assistance or specialized service is required.

•Ability to work independently while following direction from the Maintenance Supervisor and Property Management.

•Strong communication, organization, and time-management skills.

•Ability to manage maintenance responsibilities across multiple properties and adjust priorities based on service needs and emergencies.

This is a hands-on maintenance position requiring regular physical activity throughout the workday.

•Must be able to stand, walk, climb stairs, reach overhead, bend, kneel, crouch, stoop, grasp, and use hand and power tools.

•Must be able to safely lift, carry, push, and pull tools, equipment, materials, and maintenance supplies.

•Must be able to lift and carry up to 50 pounds.

•Must have sufficient close and distance vision to safely perform maintenance and repair work.

•Must be able to travel independently between four assigned residential properties throughout the workday.

•Must be able to work indoors and outdoors in varying conditions.

•Outdoor work may involve exposure to seasonal weather, including heat, cold, rain, snow, and associated temperature fluctuations.

•Work may involve exposure to mechanical rooms, maintenance shops, basements, garages, occupied and vacant apartments, and other typical multifamily residential environments.

•Must be able to respond appropriately to interruptions, changing priorities, resident service requests, and emergency maintenance situations.
