The HVAC BIM coordinator is responsible for developing, coordinating, and maintaining Building Information Modeling (BIM) systems for commercial HVAC projects from preconstruction through project completion. This position works closely with estimators, project managers, superintendents, field installers, general contractors, engineers, architects, and other trades to ensure HVAC systems are accurately modeled, coordinated, and constructible before installation.

The BIM/VDC Coordinator will use Autodesk Revit, Navisworks, AutoCAD, Bluebeam, and related construction technology to identify clashes, develop coordinated HVAC layouts, support prefabrication, and provide accurate information to the field.

Requirements:

BIM / Modeling

  • Develop and maintain detailed 3D HVAC models using Autodesk Revit.
  • Model ductwork, piping, equipment, supports, penetrations, and other mechanical systems.
  • Interpret architectural, structural, mechanical, plumbing, and electrical drawings.
  • Create and maintain Revit families and project-specific components.
  • Maintain model accuracy throughout the project lifecycle.
  • Prepare coordinated shop drawings and installation drawings.

Coordination & Clash Detection

  • Coordinate HVAC systems with architectural, structural, electrical, plumbing, fire protection, and other trades.
  • Perform clash detection using Navisworks Manage.
  • Identify, document, and resolve conflicts before they reach the field.
  • Participate in BIM coordination meetings with GCs, engineers, architects, and subcontractors.
  • Track RFIs and coordination issues through resolution.
  • Communicate constructability concerns to the project team.

Field & Construction Support

  • Work directly with HVAC superintendents, foremen, and installers to ensure models reflect actual installation requirements.
  • Provide field teams with coordinated drawings and model information.
  • Assist with layout and point placement when applicable.
  • Support Total Station/field layout processes.
  • Visit jobsites as needed to verify existing conditions and installation requirements.
  • Update models based on approved field changes and as-built conditions.

Preconstruction

  • Participate in project turnover and preconstruction meetings.
  • Review plans for constructability and coordination concerns.
  • Identify opportunities for prefabrication and modular construction.
  • Assist estimating and project management with quantities, dimensions, and constructability information.
  • Establish BIM coordination requirements and project modeling standards.

Project Closeout

  • Maintain accurate record models.
  • Incorporate approved changes into final models.
  • Support preparation of as-built documentation.
  • Assist with final BIM deliverables and project closeout requirements.
Required Qualifications
  • 3+ years of BIM/VDC, HVAC design, mechanical construction, CAD, or related experience.
  • Strong knowledge of commercial HVAC systems and installation.
  • Proficiency in Autodesk Revit and Navisworks.
  • Ability to read and interpret mechanical construction drawings and specifications.
  • Strong understanding of ductwork, piping, equipment, and mechanical systems.
  • Experience with clash detection and coordination.
  • Strong knowledge of AutoCAD and Bluebeam.
  • Strong Microsoft Office skills.
  • Excellent communication and organizational skills.
  • Ability to manage multiple projects and deadlines.
  • Ability to work effectively with field and office personnel.
Preferred Qualifications
  • HVAC field installation experience.
  • Experience with Autodesk Fabrication CADmep / Fabrication Parts.
  • Experience with Trimble/Total Station layout.
  • Experience with prefabrication.
  • Experience working for an HVAC/mechanical contractor.
  • Knowledge of commercial HVAC codes and construction practices.
  • Experience with BIM 360 / Autodesk Construction Cloud.
  • Experience coordinating large commercial and multifamily projects.
