Project Manager - Commercial Doors

Position Overview
We are seeking an experienced Project Manager - Commercial Doors to lead and deliver commercial door and hardware projects from preconstruction through installation and closeout. The ideal candidate will coordinate cross-functional teams, manage schedules and budgets, ensure specification and code compliance for Division 8 and Division 10 openings, and maintain strong relationships with clients, suppliers, and subcontractors. A hands-on understanding of commercial doors, frames, and hardware and experience with industry software will help drive successful project outcomes.

Key Responsibilities

  • Lead project delivery for commercial door and hardware scopes from kickoff to closeout, ensuring milestones, budgets, and quality targets are met.
  • Coordinate with owners, general contractors, architects, and field teams to interpret door schedules, specifications (Division 8), and contract requirements.
  • Develop and manage detailed project schedules, monitor progress, and drive timely resolution of issues and RFIs.
  • Prepare and review shop drawings, submittals, and DOOR AND HARDWARE documentation; ensure compliance with project specifications and code requirements.
  • Work with estimating and procurement teams to generate accurate takeoffs, quotes, and purchase orders for doors, frames, and hardware.
  • Manage relationships with suppliers and manufacturers (ASSA ABLOY, Ceco, Allegion, Schlage, Von Duprin, etc.) and oversee product lead times, deliveries, and quality control.
  • Use software tools (Avaware, Comsense, E/pws, DOORS, Door & Supply systems, Software for Hardware) to manage orders, inventory, and project documentation.
  • Coordinate installation sequencing with field teams and contractors, perform site visits, and address field conditions or change orders.

Qualifications

  • 3+ years of project management experience in commercial door and hardware contracting or manufacturing or related construction field.
  • Proven knowledge of commercial doors, DFH (doors, frames, hardware).
  • Experience with industry software such as Avaware, Comsense, DOORS, E/pws, Door & Supply systems, and other Software for Hardware.
  • Familiarity with manufacturers and product lines including ASSA ABLOY, Ceco, Allegion, Schlage, Von Duprin, Trim and Frame products.
  • Strong estimating and procurement experience; comfortable working with estimators, detailers, purchasers, and procurement teams.
  • Excellent project coordination skills with the ability to manage multiple projects, deadlines, and priorities with agility.
  • Working knowledge of shop drawing review, submittal processes, and contract document interpretation.
  • Hands-on experience with commercial door hardware, contract hardware, doorways, wood and metal door systems.
  • Strong communication and leadership skills; ability to collaborate with field teams, suppliers, and clients.
  • Proficient with Microsoft Office and project management tools; experience with Comsense or similar ERP systems is a plus.
  • Detail-oriented with strong organizational skills; ability to produce accurate reports and maintain project documentation.
  • Bachelors degree in Construction Management, Engineering, Architecture, or equivalent experience preferred; relevant certifications (PMP, AHC certification) are a plus.
