Construction Project Manager II
Location: On-site in Cleveland and Columbus, OH
Travel: Up to 40% nationwide, but starting initially in Ohio
Salary: $110-145k base plus bonus and per diem
Position Overview
Lead and manage medium-to-large mechanical construction projects with primary responsibility for delivering HVAC and plumbing systems on time, on budget, and to specification. This role coordinates project teams, subcontractors, vendors, and stakeholders to ensure safe, high-quality execution from pre-construction through project closeout while maintaining strong cost control and clear contract compliance.
Key Responsibilities
- Manage day-to-day project execution for HVAC and plumbing scopes, ensuring work meets plans, specifications, codes, and quality standards.
- Prepare, review, and manage contract documents, subcontracts, and purchase orders; ensure compliance with contractual requirements.
- Initiate, track, and resolve RFIs, change orders, and field clarifications to minimize schedule and cost impacts.
- Coordinate and supervise subcontractors and vendors; evaluate performance and resolve disputes to maintain project schedule and quality.
- Conduct regular site walkthroughs and inspections to monitor progress, safety, and workmanship; document findings and follow up on corrective actions.
- Develop and maintain project schedules, including short-interval planning and coordination with other trades and stakeholders.
- Manage project cost control activities: prepare budgets, track expenditures, forecast costs, and produce monthly job cost reports.
- Lead project closeout activities including punch lists, commissioning support, record documentation, warranties, and turnover to owners.
- Maintain strong vendor relations and procure long-lead equipment and materials; review submittals and equipment data for compliance.
- Collaborate with clients, engineers, and internal teams; provide regular status reports and attend project meetings to ensure alignment.
- Promote and enforce company and site safety standards and regulatory compliance at all times.
Qualifications
- 3+ years of project management experience in mechanical construction with demonstrated expertise in HVAC and plumbing systems.
- Proven experience working with RFIs, contract documents, change orders, and project closeout procedures.
- Strong vendor and subcontractor management experience, including negotiation and performance oversight.
- Experience conducting site walkthroughs and inspections and coordinating corrective action.
- Solid understanding of project cost control, budgeting, and job-cost reporting.
- Familiarity with construction codes, standards, and mechanical system commissioning.
- Excellent communication, leadership, and problem-solving skills; ability to work collaboratively with diverse stakeholders.
- Proficiency with project management and construction software (e.g., Procore, MS Project, Primavera, or similar).
