Job Description
RGZ Construction is looking for an experienced Commercial Project Manager to take ownership of our awarded projects from handoff through closeout. This is a hands-on role for someone who thrives in a fast-paced, multi-project environment and knows how to protect a project's schedule, budget, and margin at every stage. You'll work closely with estimating, field leadership, and general contractors to keep jobs moving, costs in check, and clients satisfied. If you have a strong background in commercial subcontracting, know how to read a set of drawings cold, and aren't afraid to negotiate a change order aggressively, we want to talk to you.

Core Responsibilities

  • Review awarded projects including scope, drawings, specifications, and contract requirements.
  • Identify scope gaps, exclusions, and potential risks.
  • Conduct project handoff meetings with estimating and field teams.
  • Develop material procurement and manpower plans.
  • Submit submittals, RFIs, and required project documentation.
Field & Production Support

  • Coordinate directly with superintendents and foremen to support efficient production.
  • Monitor manpower levels, productivity, and installation sequencing.
  • Assist in resolving site conflicts, access issues, and coordination problems.
  • Perform periodic site visits to verify progress and quality.
Financial & Cost Control

  • Manage project budgets and track labor, materials, and subcontract costs.
  • Review job cost reports and take corrective action when needed.
  • Prepare, price, and negotiate change orders aggressively and timely.
  • Submit monthly pay applications and track collections.
  • Protect company margin by identifying out-of-scope work.
Schedule Management

  • Review and understand GC master schedules.
  • Coordinate work activities to maintain progress milestones.
  • Identify delays early and document impacts.
  • Communicate schedule risks to leadership and field teams.
Communication & Relationships

  • Serve as primary contact with general contractors and project stakeholders.
  • Attend coordination and progress meetings.
  • Maintain professional working relationships while protecting company interests.
  • Communicate clearly with internal teams regarding expectations and changes.
Documentation & Closeout

  • Manage RFIs, ASIs, change directives, and correspondence.
  • Maintain organized project files.
  • Coordinate inspections, punch lists, and final completion.
  • Assemble warranties, closeout documents, and final billing.
Required Experience

  • 2+ years managing commercial construction projects (subcontractor experience preferred).
  • Ability to read and interpret construction drawings and specs.
  • Strong understanding of labor production and job costing.
  • Experience handling change orders and pay applications.
  • Comfortable working in fast-paced, multi-project environments.
Preferred Experience

  • Drywall, framing, ceilings, or interior systems experience.
  • Public works or government project experience.
  • Familiarity with Procore or similar construction software.
  • Bilingual (English/Spanish) communication skills.
Key Performance Expectations

  • Projects completed safely and on schedule.
  • Accurate cost tracking and maintained profitability.
  • Timely change order capture and approval.
  • Strong coordination with field leadership.
  • Professional client relationships.
