Job Summary
Operates, inspects, and maintains all HVAC, refrigeration, and mechanical equipment and systems in assigned facilities to obtain most efficient operating results and life expectancy. Assures that equipment is being maintained in an energy efficient, safe manner and down time is reduced to a minimum by anticipation of necessary repairs and maintenance Individuals are expected to demonstrate technical expertise in HVAC and refrigeration and be multi skilled in electrical, HVAC, Piping/Plumbing and others in order to successfully complete daily/weekly work assignments.
- Performance of ongoing preventive and repair response work orders on facility mechanical systems, equipment, and other associated components.
- Maintain, operate, and repair all HVAC/R systems and associated equipment at assigned locations or as directed. Typical systems and equipment could include HVAC Systems: (Air Handling Unit System (AHU), Fan Coil Units (FCU’s), Variable Air Volume & Constant Air Volume terminal (VAV & CAV), component fans, dampers, coils, fan powered variable air volume & constant volume and package units, UVC Lighting systems in AHUs, Chilled Water Systems, Water Systems, Water Treatment Systems, Thru Wall Heating and Cooling Units, Pumping Systems (mechanical), Air Distribution Systems, Exhaust Systems, Backflow Prevention Systems, Direct Digital Control (DDC), Central Control Panel, Energy Management or Building Management (EMS & BMS) Systems, Electric Duct Heaters, Fire Pump, Jockey Pump, and Associated Systems, and Heat Tracing Systems.
- Study and become familiar with the various items of equipment, and the methods required to use them properly, that are required in everyday activities.
- Perform assigned facility inspections and due diligence efforts, reporting on as found conditions impacting satisfactory client occupancy and operations.
- Monitor the operation and make adjustments on refrigeration, heat exchanger, HVAC, electrical, emergency backup systems and hot water systems; monitors operation, adjusts, and maintains refrigeration, chilled water, and air conditioning equipment; boilers, and ventilating and hot water heaters; pumps, valves, piping and filters; other mechanical and electrical equipment; record readings and make adjustments where necessary to assure proper operation of equipment. Requires the ability to analyze the operation of various systems, determine the cause of any problems/malfunctions and take corrective action as required.
- Performs preventive maintenance on all base building and critical system equipment which includes but not limited to: assembling all tools, supplies and instruments necessary to complete the job, performing work with a minimum amount disruption, conducting immediate clean up of work area, completing the preventive task sheet, returning tools to workshop, and unused supplies to store room, reporting any equipment problems, impending supply or material shortages to the Assistant Chief Engineer.
- Install and repairs plumbing/piping/tubing; wire single and three phase motors (under the direction of Assistant Chief Engineer); operating parts, etc.; install and rebuild pumps and motors; install and rebuild air compressors; heat exchangers; replace bearings in all types of motors; replace seals on pumps; install and repair piping, valves, filters, hot water systems and associated controls; assist other mechanics and operators with major repairs and maintenance of building and equipment. Installs, repairs, and maintains electrical controls, switching and motor controls.
- Ensures that all appropriate R&M data (e.g., material costs, contract labor costs, Jones Lang LaSalle effort) is captured on a work order
- Review and analyzing system data (e.g., reliability, 1 calls) and developing initial recommendation with Assistant Chief Engineer on any maintenance changes, upgrades, replacements, etc.
- Maintain up to date & complete system documentation in a central resource location, for all repairs or changes to the system Maintains tools and orders supplies as required for installation and repairs
- Complies with departmental policy for the safe storage, usage and disposal of hazardous materials
- Supports other task/work as assigned
- Candidate must possess and maintain a valid state driver’s license
- Type III Universal EPA 608 Certification
- Minimum of four (4) years of technical experience in all aspects of building engineering with a strong background in technical aspects of packaged HVAC, plumbing electrical equipment repair and maintenance.
- Must be able to lift up to 80 lbs. and climb up to 30 ft. ladders.
- Ability to perform on call duties and overtime as required.
- Knowledge of overall MEP/HVAC system design and application.
- Experience managing work orders, utilizing CMMS technology
- Experience working in a service-related role, specific to commercial facilities.
- Candidate must possess and maintain a valid state driver’s license
Knowledge of OSHA standards and local codes
Team player, hard worker, good interpersonal skills, ability to communicate well in both oral and written reports
Good verbal and written communications skills are required
Familiar with computer equipment and programs
U.S. Citizenship is required
Must have the ability to receive a clearance sponsored by the company
Must support the on-call rotation as required for business.
